** Your property will be listed until it sells or until you decide to cancel your listing for whatever reason, whichever comes first. We reserve the right to cancel your listing if it is determined that you have violated any laws.

 

*** Upfront commission fee is non-refundable, unless listing is cancelled by listing Broker. If listing Broker cancels listing, a full refund will be issued within 2 business days. Upfront commission fee will be based on the listing's initial price. Commission due at closing will be based on final sale amount.

How it Works?
Lets use our 60/40 PLAN for example:

Starting List Price & Assumed Closing Price: $750,000
Total Listing Commission: 0.95% rate x $750,000 = $7125 
Upfront Commission: 40% x $7125 = $2850
Total Due at Closing: 60% x $7125 = $4275


What if your property sells for less at $730,000?
Total due at closing will be based on $730,000 and would look like this:
 0.95% x $730,000 x 60% = $4161.
Total out of pocket cost to you: $2850 + $4161 = $7011

What if your property sells for more at $770,000? 
Total due at closing will be based on $770,000 and would look like this:
  0.95% x $730,000 x 60% = $4389
Total out of pocket cost to you: $2850 + $4389 = $7239
